Our Work Stages

Starting a building project can be a complex and challenging undertaking. Obtaining planning permission, achieving building regulation approval and appointing a reliable builder are the most important aspects of any successful project and our team can help you through every RIBA stage as outlined below. We work on a stage-by-stage basis so you can progress your project at your own pace without having to commit to every work stage from the beginning.

Stage 0 - Initial Fee Quote and Site Visit

We start every project by issuing an initial fee quote which is subject to us making a visit to your home so that we can fully understand your brief and explain the service we offer in more detail. At this stage, we can also answer any questions you may have about our quote or the process as a whole. All of our visits are made free-of-charge, with no obligations. After we visit, we will issue a formal fee quote with our terms of appointment for your consideration

Stage 1 - Measured Survey

Once appointed, the first step in the process will be a measured survey of your home. Using a mixture of physical and digital techniques, we create an accurate set of existing plans and elevations to work from when creating design proposals. We also take note of any potential considerations when creating your designs such as ecology, drainage, boundaries, party walls etc and can recommend a number of established consultants to assist where needed if necessary

Stage 2 - Design Proposals

Now for the fun part! Once we have prepared the survey drawings, it is time to start designing. Our quote allows for at least 2-3 initial design proposals (often more!) which we issue to you electronically, followed by another visit to your property with paper copies and pen in hand, ready to make any amendments you would like to see. Already have some ideas in mind? We'd love to hear them! Our design process is completely interactive and we welcome your input at every stage

Stage 3 - Planning Submission

After your design has been finalised, we prepare and submit either a planning application or a certificate of lawfulness (if PD rule applies) to your local authority. This also includes the preparation of Design and Access/Heritage statements if they are required

Stage 4 - Building Regulations

If your application is approved without conditions, we can proceed to prepare a set of drawings for local authority building control approval. At this stage we can also obtain quotes for any consultants that may be needed such as structural engineers, SAP assessors etc

Stage 5-7 - Specification and Tendering

We work with a number of local, reliable contractors to provide quotes for the construction stage of your project. We will assist you with the tendering process and can provide an optional contract administration service to guide you through the duration of the build
